Inheriting a home can come with a surprising number of decisions.
Should you clean everything out? Make repairs? Paint? Update the kitchen? Have inspections completed? Sell the property as-is? And how do you know which decisions will actually make a difference when it comes time to sell?
When the property is held in a trust, part of a probate estate, or simply an inherited family home, there can be even more to consider.
Our advice?
Before you do anything to the house, start with a conversation.
As Sonoma County REALTORS® with more than 30 years of combined real estate experience and Probate & Trust certification through the California Association of REALTORS®, we help trustees, executors, administrators and families navigate the real estate side of inherited property and estate sales.
Here are a few things we believe are worth considering before making decisions about the property.
One of the first instincts after inheriting a property is often to start working.
Clean it out. Paint everything. Replace flooring. Fix the landscaping. Update anything that looks dated.
But more work doesn't automatically mean a better financial outcome.
Every property is different, and every Sonoma County neighborhood has its own market dynamics. A beautifully maintained home in one area may benefit from strategic preparation before coming to market. Another property may be better positioned and sold largely as-is.
Before investing significant time or estate funds into a property, we look at the home through a real estate lens:
What is likely to improve marketability or value? What probably won't? And where is the point of diminishing returns?
Sometimes the smartest recommendation is to do less.
This is important.
We don't need to see the house at its best. We need to see it as it is.
If the property still contains furniture, personal belongings, boxes, collections or decades of accumulated possessions, that's okay.
Seeing the home before everything has been removed can actually help us develop a more complete strategy.
Depending on the situation, we can help connect you with local resources for cleanouts, estate sales, hauling, repairs, landscaping, cleaning, inspections, staging and other property-related needs.
You don't have to get the property "ready for us."
It's common for the person responsible for a property to live somewhere else.
You may have inherited your parents' home in Sonoma County while living in Southern California. You may be serving as trustee from another state. Or several family members may be involved and no one lives nearby.
This is where having an experienced local real estate team becomes especially valuable.
There is often more happening behind the scenes than buyers will ever see.
There may be multiple family members involved. A trustee or executor may be balancing numerous responsibilities. Attorneys, CPAs, title and escrow professionals may also be part of the process.
And behind all of those logistics is often something much more personal:
Someone's home. Someone's belongings. Someone's family history.
We never lose sight of that.
Our job as real estate professionals is to bring organization, communication, market knowledge and a clear strategy to the property sale while working collaboratively with the other professionals involved when appropriate.
If you've inherited a home in Sonoma County, are serving as a trustee or executor, or are responsible for selling real estate held in a trust or probate estate, you don't need to have everything figured out before contacting us.
Before you clean it out, repair it or decide how to sell it, let's talk.
